BIM Modelling and Coordination
BIM Modelling and Coordination is the foundation of everything else we do. Our team authors architectural, structural and building services geometry to the level of development agreed for each phase, using shared coordinates, disciplined naming conventions and controlled view templates. We build from issued drawings, design intent discussions and measured survey, and we record every assumption in the model so that no decision is invisible.
Once the discipline models exist, we federate them into a single coordination environment where they can be compared, measured and interrogated together. VDC Programme Management turns coordination from an occasional event into a dependable rhythm. We publish a BIM execution plan at the start of an engagement, define the model exchange schedule, agree the level of development matrix with every discipline, and set the gates at which models are reviewed and accepted. Every participant knows what is due, who owns it and what happens when it is late.
We track model health against programme, report progress to the project leadership, and escalate risks early enough to recover them. A coordination cycle that is managed well prevents the slow accumulation of unresolved issues that so often derails the final months of a build.
Deliverables include the BIM execution plan, the responsibility matrix, cycle reports, meeting minutes and a live issue register that stays open until the model proves the issue closed.

We run geometric interference tests and rule based clearance tests across structure, ductwork, pipework, cable tray, sprinkler, drainage and architectural fabric. Raw intersections are grouped by zone, trade and severity so that the report describes a sequence of resolvable problems rather than a wall of numbers.
Every issue carries a viewpoint, a priority, a suggested resolution and a named owner. We re-run saved test sets each cycle so that a closed issue stays closed and a new regression cannot hide inside a fresh model drop. Resolution is confirmed in the model, not in a meeting.

Scan to BIM Conversion
Scan to BIM Conversion gives renovation and fit out projects a measured foundation. We commission laser scans of the existing building, register the point cloud, and convert it into an as found model of walls, slabs, ceilings, openings, plant and services. The model is built to the tolerances the design requires, and every element is labelled as measured or inferred so the design team knows exactly how much to trust each surface.
We deliver both the cleaned point cloud and the structured model, along with a tolerance statement and a photographic record of areas that were concealed during the survey. This removes the guesswork that makes refurbishment risky and gives the delivery team a baseline suitable for setting out.
Content Library Development
Content Library Development builds the parametric families, types and templates that make every future model faster to author and simpler to audit. We create components with clean parameters, sensible visibility states and data fields that survive scheduling and export. Families are tested against real project conditions rather than published the moment they open.

Project Data Integration
Project Data Integration connects the coordinated model to the information an owner needs after handover. We map model parameters to agreed data schemas, validate the entries, and export structured datasets for asset registers, maintenance planning and facility management platforms. The goal is that data moves between systems without manual rekeying and without silent loss of meaning.
We treat data with the same discipline as geometry. Parameters are defined once, naming is enforced, and every export is traceable back to the source element in the model. For owner operators, this is often the difference between a model that is useful on day one of operation and one that is shelved within a month.
How an engagement runs from first contact to final issue
1. Scoping and standards
We meet the design and delivery team, review existing information, and agree the scope, level of development, data schema and exchange schedule. The BIM execution plan is written at this stage and circulated for comment before any modelling begins.
2. Setup and authoring
Shared coordinates, templates and naming conventions are established, then discipline models are authored or ingested. Scan to BIM work runs in parallel where existing conditions must be measured.
3. Federation and review
Models are federated, clash tests are run, and issues are grouped, prioritised and assigned. A written coordination report accompanies each cycle so that progress and risk are visible to the whole team.
4. Resolution and reissue
Issues are resolved in the source models, re-tested and closed. The coordinated set is reissued with a new revision so that everyone works from the same information.
5. Construction support
During delivery we keep the coordinated model current against shop drawings, substitutions and site instructions, and we respond to field queries with model based answers.
6. Data handover
At completion we export validated asset data and structure the model for operations, closing the loop between design, construction and facility management.
